Before/After Property Inspection Checklist for Airbnb Hosts

Use this checklist to document your property before guests arrive and after they check out. Print it. Take photos of each item. Build a record that protects you. Pair it with ProofMi — the short-term rental inspection app that captures live photos only and signs each one at the moment of capture, so your before/after record is immutable and fake-proof.

Tips for Using This Checklist

Timing:

  • Complete the full "before" checklist within 24 hours of guest arrival
  • Complete the "after" checklist within 2 hours of checkout (same day if possible)

Photography:

  • Use a camera app that timestamps photos so you have proof they're real
  • Take photos in good lighting
  • Include wide shots first, then close-ups of any damage
  • Save all photos to cloud storage (Google Drive, iCloud, OneDrive)

Organization:

  • Keep before photos in one folder labeled with the month/year
  • Keep after photos in a separate folder with the guest checkout date
  • Label damage photos with the room and item (e.g., "Master Bedroom - Lampshade Tear")

Documentation:

  • Note the exact date and time of each inspection
  • Write down any visible wear that's normal vs. new damage
  • Keep this checklist with your photos for reference

Claims:

  • If you need to file a damage claim, attach this checklist along with photos
  • Use the damage log to explain what was found and when
  • The complete record shows Airbnb you're professional and organized

Frequency

  • Before each guest: Full checklist (takes 30-45 minutes)
  • After each checkout: Focus on damage assessment (takes 15-20 minutes)
  • Monthly deep clean: Extra attention to items that show wear
  • Quarterly: Full walkthrough to catch any maintenance issues early

Pro Tip: This checklist is just documentation. The real protection comes from proving your photos are real. Use a camera app that locks photos with timestamps and location so Airbnb can trust your evidence. Having proof matters more than having perfect photos.

Print this checklist, keep it in your home, and use it every time guests arrive or leave. It takes 30 minutes and could save you thousands when damage happens.
